[edit] What is a house?
A house is a building that you can place and own, in which you can store your items and/or decorate as you choose to bring a touch of individualism into the game. You have the ability to lock people out or grant people certain access to your home. How many things you can store in your house depends on how big it is and how much it cost(*See "3. House Facts")
[edit] Where and how do I get a house?
To get a house deed first and foremost you need to collect the amount of gold needed for the house deed you wish to buy. There are currently nine towns in which you may find carpentry shop with an architect. Those are:
Yew, Papua, Skara Brae, Moonglow, Minoc, Vesper, Jhelom, Britain and the Buccaners den.
When buying a house deed from an architect, you have the ability to choose between 18 differently styled houses. Some of these houses may vary in prize and size. Size of the house which often correlates with the prize of the deed, does play a big part. The size of the house determines how many lock downs and secures one is allowed to have inside. Secures and lock downs are important to have since they allow you to carry items and decoration in your house without it decaying.
[edit] Faction Towns
When getting a house deed, you should avoid buying them in faction towns. Faction towns can be overtaken by factioneers and if that happens, the faction commanders have access to change NPC prices. A house in Skara could cost 240k while the same house in Jhelom only costs 60k. Faction towns are;
Britain, Magincia, Skara, Moonglow, Vesper, Yew, Trinsic, Minoc
[edit] Decoration & Crafting
If you are a person like me, even though most things you insert in your house is worthless, you still like to put them in a manner which makes the house appealing. Decorating - a part of owning a house. A tip would be for you to make a carpenter with 50 carpentry and 50 lumber jacking, lumber some wood and create your own furniture. With only 50 in base carpentry you will still have a pretty wide option of furniture.
By matching certain crafting skills and magical skills you have the ability to create various house decoration deeds such as
- Forges
- Anvils
- Ovens
- Beds
- And more...

The house security elements are divided into 5 elements listed below.
[edit] Secures
Securing a container is one of the greatest perks of owning a house. Securing a container allows you to access it and store items as you wish without any problems, they will not decay and you can move the items inside as you wish. When securing a container you have the ability to choose what access level you want for it. The secures accessibility is divided into four groups:
- Anyone - Anyone in the whole of Britannia may access the secured containers with this setting
- Friends - People who are friended to the house, co-owners and the owner may access those secured containers with this setting
- Co-owners - People who are co-owned to the house and owners may access those secured containers with this setting
- Owner - Only the owner may access those secured containers with this setting.
- To secure a container simply write the words "I wish to secure this", to release a secured chest simply write the words "I wish to release this".
Beware! Released containers and items will decay.
[edit] Lock downs
Lock downs are items that you lock down in your house, most preferable for non-containers such as furniture and other decorations, may also be any other kind of item you wish to display. The sky is the limit. If you choose to lock down containers there are a few things you need to know;
- If you have a container with items already within and decide to lock it down, the container and all items inside will be locked down and each item will count as 1 lock down. You can choose to unlock the items within one by one when you want to reach them, or unlock them all by simply releasing the whole chest.
- If you add an item to a locked container, it too will be locked down.
- The sky is the limit when it comes to where you can lock items down in a house, but decorations placed via deeds cannot be placed too close to the house doors.
- If you leave an item unlocked in a locked chest, it will decay.
Watch out so you have enough lock down spaces in your house left, you may accidentally insert an item into a locked chest but the maximum lock down capacity is already reached, if so - it may be in the risk zone for thieves and/or decay.
- To lock an item down simply write the words "I wish to lock this down", to release a locked item simply write the words "I wish to release this". Beware! Released items will decay.
[edit] Friend, access and Co-owner
When owning a house you have the ability to grant certain types of access to people according to what they access in according to secures, but also what commands they are allowed to use within your house.
- Access
To have been granted access to a house means you have the ability to use the teleporters that may reside within the house. This option is only available for custom housing(*See "Custom Housing")
- Friend
In addition to the Access status, to be friended gives you the ability to;
Ban/remove people from a house.
Logout instantly.
Change certain house attributes such as sign name.
(If the house is not public) People who have no access that enter the house turns grey for you.
May open containers with either Friends or Anyone accessibility.
May use locked down potion kegs.
- Co-Owner
In addition to the Friend status, to be co-owned gives you the ability to;
Adding and removing the Trash Barrel(*See "Additional perks")
Releasing and locking down items
Adding and removing friends
Removing bans
Open containers with Co-Owner accessibility.
Allows you to place a strongbox that only the co-owned character has access to.
- Owner
In addition to everything listed above(Exception; Strongbox) you have the ability to;
Change the house status from private to public.
Changing house locks rendering old keys worthless.
Adding and removing Co-Owners.
Demolishing house(You'll receive a house deed in your bank.)

[edit] Banning and removing
Banning and removing people from your house is very vital option for house security. You may at anytime be able to ban and/or remove people that are inside your house that are not friended, co-owned or owner.
- Banning
You may at any time choose to write the words "I ban thee" and select a creature inside your house(Or outside on stairs) with your cursor and they will immediately be removed from the house and blocks that person/creature and all the characters on his account from reaching within 1 tile of the stairs of the house. You have the ability to remove a ban whenever you choose to do so.
- Removing
You may at any time choose to write the words "Remove thyself" and select a creature inside your house(Or outside on the stairs) with your cursor and they will immediately be removed from the house. They will remain in ability to enter your house(if unlocked).
[edit] Protect yourself tips and tricks
In addition to all the protective commands that a house already offers, one should be very cautious with how they handle their household;
- Account access
Most people use houses to store their items and treasures, make sure the ones that have access to your account are the ones you truly trust.
- Decorating/moving items and/or unlocking.
Make sure that when you do activities that involve a lot of item dropping and/or unlocking, that you lock your doors and reveal/use detect hidden to see that no unwanted intruders are on the warpath. You never know when they might show up and pick up your most valued treasure.

[edit] Cost, size, secures and lock downs
This is a compiled list of what houses you can buy from an architect and how many secures and lock downs that house can carry. I'll divide them into minor groups seeing as certain houses cost the same and carry the same amount of secures and lock downs. These are prices from non-faction towns(*See "General information").

[edit] Account housing
- Each account has the possibility to hold 1 household. One on each account you possess.
- You may not be co-owned to a house and own a house on the same character. Hence - the first rule.
- If you place a house on an account, all other characters on that account automatically becomes co-owned
- If you use a character on the account in which the owner resides of a house, you may release and secure chests, as opposed to being normally co-owned which doesn't let you to secure or release secured chests.

- To place a house you need to place it upon proper smooth ground without rise or dip in the terrain. The
- You need to place your house 2 tiles away from any terrain changes. Such as Trees, terrain depth/height changes, houses and patches of dirt and roads amongst other things. Exception; Twigs and stones.
[edit] House refreshing
Houses have the ability to decay if you do not maintain it, to avoid this, you will need to refresh the house. It takes 14 days for a house to decay, make sure you refresh it every few days. Friends, Co-owners and the Owner all has the ability to refresh the house. Simply open a house door and it will display a message in the lower right corner of your gaming window. Refresh regularly to avoid loosing your house and everything inside.
There are seven stages of a decaying house:
- Like New
- Slightly Worn
- Somewhat Worn
- Fairly Worn
- Greatly Worn
- In Danger of Collapsing
- In the process of being demolished
By acquiring donation status, your houses will stay ageless. They will not need refreshing for ONE YEAR (permanent ticket) and with donation status you have access to various DFI UO:R options. If you are using non-permanent membership ticket, your house will be ageless for your membership period. When your membership period will be over, you will have 14days to refresh your house. [edit] Guildstones
A perk of having a house is having the ability to place a guildstone. A big part of Ultima Online is sharing and interacting with other people, participating in a guild is a great way to do that. At your house you have the ability to place one guildstone of your choosing, you also have the ability to remove this guildstone by paging, resigning all the characters inside the guild and/or using a guildstone teleporter stone.

[edit] Vendors
Some people buy houses in order to place vendors and flaunt their merchandise for other players to buy. A vendor is a NPC that you contract to stand at your house and you may put your items in his backpack for anyone to view by simply double clicking him. The vendor costs daily, the higher priced items you have on him/her, the more money does it cost for him to stay employed.
Make sure that if you employ a vendor, to check how long he will stay employed(Check after you have placed your merchandise on him). He will use the gold from sold items to stay employed, or you can simply drop a stack of money on him as his wage.
For one to place a vendor at a house you need to set the house to public. If you double click the house sign you will find it in one of the tabs.
Public houses By making your house public, you are agreeing to certain changes;
- You cannot lock your front doors, and anyone may enter.
- People who enter your household does not turn grey
Remember! Rendering your house public is a downside on house security, be extra cautious when handling items inside a public house.

[edit] Trash Barrel
Trash Barrel is a vital part for those of you who decorate your house like me - with a lot of nonsense. By simply saying "I wish to place a trash barrel", a trash barrel appears. In which you can throw any item you'd like of any size, and within a minute or two the items within will decay. Use trash barrel to clean up your house and avoiding littering!

Keep and castles are not available to buy at an architect, instead they are available through donations to encourage people to help the server to live throughout all of eternity and blossom into further more enjoyable gaming hours. To buy a keep or castle, simply go to the donation site mentioned above and follow the instructions given on the site.

[edit] Custom Housing
Through the donations shop you can buy custom houses. Custom houses differs from normal housing because you yourself can customize how you would like your house to look in every aspect. A very desirable option for most. A feature to custom houses is that the secure system works differently from classic housing. As opposed to a number of secure containers available, custom houses has a limit of secure storage. You may have as many secure containers as you wish(Each secure container does count as a lock down though). Although, there is an item limit cap on secure containers.
I.e. if the limit was 60 storage spaces, you would only be allowed to have 60 items in your secure containers, but you would be allowed to carry as many secure containers you wish as long as you have enough lock down spaces(Lock down spaces are ONLY needed for secure containers, not items inside a secure container).
There are 5 different sizes to choose from when buying a custom house;

- Remember, custom houses doesn't have a set number of stories or rooms since you yourself build the house. Go crazy!
For a small fee you are able to buy custom houses on the donation pages. There are in game costs too it as well, when one places a custom house and want to build on it they should be aware of the fact that adding more and different types of walls/floors etc. etc. costs gold pieces. You may work on your custom house as long as you want, it may be a goal or a mission. You decide.

An in town house is extremely functional and convenient as it resides within the town border and is essentially a part of the town that GameMasters has turned into a proper real estate region.
Some Features:
- Works exactly like a real home.
- Can never decay as long as you subscribe.
- Has 25 secures and 25,000 lockdowns!
- And much more . . .
The way to obtain such home is to start a 15$ forum subscription. The forum subscription will automatically renew itself monthly, unless you cancel it.
